Also enclosed please find 22 copies of proposed plat and site plans. The property involved on which we propose to build the 32,000 sq. ft. building was used for the past 12 years by the State of Minnesota Department of Transpotation for outside storage. The property that they occupied was next door and they vacated the property at the end of December. The properties ttowest another companyparcel called Peerconl, June by Roberts Construction Inc. from Chicago. Perhaps we could have added an addition to the property that we still own as shown on proposed Lot 1 of the proposed plat. In fact, the building could have been much larger had we proposed doing that, but we feel this is going to make for a much more pleasing looking build- ing abutting the park land. Lot three of the proposed plat is a parcel of land that we have re- served for transfer to the City of Roseville for additional "park" use. We do not feel that there will be any problem With the property having limited access via way of the driveway easement. That easement already serves four other adjoining buildings. The city water and sewer facili- ties serving those four buildings and the proposed building is in that same access easement and the utility easements have been previously granted to the city.
