Also enclosed please find 22 copies of proposed <br />plat and site plans. <br />The property involved on which we propose to build the 32,000 sq. ft. <br />building was used for the past 12 years by the State of Minnesota <br />Department of Transpotation for outside storage. The property that <br />they occupied was next door and they vacated the property at the end <br />of December. The properties ttowest <br />another companyparcel <br />called Peerconl, <br />June by Roberts Construction <br />Inc. <br />from Chicago. <br />Perhaps we could have added an addition to the property that we still <br />own as shown on proposed Lot 1 of the proposed plat. In fact, the <br />building could have been much larger had we proposed doing that, but <br />we feel this is going to make for a much more pleasing looking build- <br />ing abutting the park land. <br />Lot three of the proposed plat is a parcel of land that we have re- <br />served for transfer to the City of Roseville for additional "park" <br />use. <br />We do not feel that there will be any problem With the property having <br />limited access via way of the driveway easement. That easement already <br />serves four other adjoining buildings. The city water and sewer facili- <br />ties serving those four buildings and the proposed building is in that <br />same access easement and the utility easements have been previously <br />granted to the city. <br />We feel that the building will be an asset to the city as well as <br />adding more than $30,000.00 to the tax base of the City of Roseville. <br />Respectfully submitted <br />Cliff W.
