The Golden Age Nursing Home as you all know is a long-time <br />established elderly care facility located at the northwest <br />corner of County Road B and Albert Street. In recent years <br />the facility suffer om lack of adequate parking space as <br />evidence by the amount of parking occurring on the <br />contiguous public street (principally Albert Street) related <br />to the operation of the Home. The owners <br />alleviate this condition by rebuildingthe propose to <br />lot and <br />expanding it to the north to increase the capacity gfrom the <br />present forty-three (43) cars to sixty-five (65) spaces. <br />Attached is a copy of a site plan indicating the, present <br />condition on which we have noted as "Existing" and a copy of <br />the proposed redevelopment plan. <br />2. You will note that the redevelopment proposal extends the <br />parking lot to the north onto property owned by the Blumberg <br />Interests who own the multi -family residential development <br />to e n rth and northwest. At one time, contiguous to the <br />Golden Age Nursing Home property to the north, there was a <br />platted street known as Rosemall. Prior to the development <br />of the apartments, however, this street was vacated and thus <br />the street to the north is now a private roadway. <br />3. Mr. Tom Dunwell, the architect on this project, has informed <br />us to date, however that they are running into difficulties <br />consummating a legal agreement providing for the extension <br />of the parking lot onto the Blumberg property. Mr. Dunwell <br />has informed us that they are preparing a second plan which <br />confines the parking to the property owned by the Golden <br />Age Nursing Home. This plan changes the parking arrangement <br />to an angle configur,a,t.ion and produces a total <br />capacity of fift y-eight8, � parking <br />spaces. We do not have reduced <br />copies of that proposal, but i,he plan will be made available <br />to the Planning Commission at the hearing. <br />4. In either plan, the applicant is requesting a variance to <br />the parking setback requirement which would normally be 15 <br />feet from the public right-of-way of Albert Street to a <br />
