MEMO <br />FROM: David Drown, Assistant City Engineer <br />Planning File No. 1527 <br />(1) <br />(2) <br />C <br />Plat at Shady Beach and Wagner Place Intersection. <br />Because three lots are proposed, this action will require a plat. <br />The topographic information provided is incomplete. It would appear <br />that the proposed driveway grades are much in excess of 10%, and <br />side slopes in excess of 45 degrees•are present on the south portion <br />of the site. Prior to consideration of the final plat, applicant <br />should submit detailed grading hic plans w <br />p h r ' <br />below 10% and maintenance of new side slopes oflnosgreaterivewaylgrades <br />slopes, than <br />(3) The city ordinance requires separate sewer and water service into each <br />dwelling unit. Water is available in the street to the west of the development. Sanitary sewer, however, is most readily available along <br />the east and south property lines. The development should connect at <br />that location, <br />(4) Concrete curbing is required bordering all parking and driveway surfaces <br />(5) Drawing shows site drainage discharged onto neighboring property to the <br />south via a pipe. This drainage should be directed to the public street <br />or written permission must be secured from the property owner to the <br />south. <br />
