County Road B <br />Roseville, Minnesota <br />Roseville Senior, Housing <br />In accordance with your request, our <br />preliminary analysis and an appraisal of the <br />500 W. County Road B, Roseville, Minnesota. <br />firm has completed a <br />property located at <br />The purpose of this preliminary analysis and appraisal is <br />to determine the value of the fee simple interest in the property <br />as of September 10, 1984. The value of the fee simple interest in <br />the property has been determined both before and after approximately <br />$175,000.00 in soil corrections by the developer. <br />The site under analysis is an unimproved 6.42 acre parcel <br />of which 3.67 acres will be developed while the remaining 2.75 <br />acres will be dedicated to the City of Roseville as park land. <br />The total site has 700' of frontage on County Road B and a depth <br />of 4001. The westerly 300' will be dedicated for park. The <br />topography of the site ranges from gently rolling and wooded to <br />open with some low areas. All services and utilities are available. <br />The Roseville City Council has approved rezoning of the <br />easterly 400' of the property from R-1 to R-3A along with a special <br />use permit to allow structure with more than 24 units. According <br />to Roseville City officials 98 units would be allowed before any <br />soil corrections have been completed. After approximately <br />$1752000.00 in soil corrections a total of 130 units would be <br />permitted, an increase of 32 units over the before situation. One <br />bedroom units will outnumber two bedroom units by approximately two <br />to one. The average unit size will be approximately 800 square feet. <br />There will be 82 covered parking spaces and just under 70 parking <br />spaces. <br />
