The setback along the south
property line at the southeast corner is 30' from the property line to f!
the nearest portion or the structure as presented and approved by the
city council. The setback for the remainder of the building along the
south property lire is less than originally presented to the council but J'
is within code requirements.
The calculation for this rear yard setback is as follows. The average
-height of the building along the south property line is 44.5 feet from
the ground to the halfway point of the pitched roof. The code requires
the rear setback to be three quarters of the height of the building. `
Our setback is 42 feet from the property line, which is greater than .75
times 54.5 feet which equals 40.87 feet. This appears to be within code
requirements.
Soil corrections to be made beginning next week will position the
building footprint based on these setback requirements. We have no
flexibility to move the building once soil corrections are made.
If you find any error in our calculations, please contact me.
Sincerely,
THE HOuSTNG ALLIANCE, INC.
airy L Smith
Vice P esident
vjl
Enclosure
200 BUTLER NORTH . 5101ST AVE.
