Several months ago the applicant applied to the City for the <br />approval of a lot split so as to create an additional single <br />family buildable lot at the northwest corner of the property <br />In question. In as much as none of the properties involved <br />are existing platted lots, and the development of the lot <br />includes the extension of the public: street and utilities, <br />which was determined by the City that the property should be <br />platted in accordance with the subdivision regulations of <br />the City of Roseville. <br />The applicant is therefore applying for the preliminary plat <br />as requested. <br />?_. Attached is a copy of a survey prepared by Georgi-Schmidt <br />and Associates indicating the lot divisions as it now <br />exists. Also attached is a copy of a drawing <br />the same company indicating the three smaller P parcels involved in the northwest portion of the overall <br />indicated as Outlot C in ►,hAg. property <br />submitted however is not in the ifo m of a nplThe drawing <br />but is a survey indicating the location of preliminary <br />eexisting plat <br />proposed property lines, location of the homes that exist on <br />the properties, and the topography of the area. The drawing <br />for preliminary plat purposes should indicate the lot and <br />block numbers of the parcels, provisions for the extension <br />of the public street, and provision for the extension of the <br />utilities to serve the furthest most lot in the northwest <br />corner. <br />3• The drawing, however, could be approved as a <br />Plat with the condition that the apetition licantPreliminary <br />he City <br />for the extension and construction of tildp blic troadway <br />(including a cul-de-sac at the north end), and for the <br />extension of water and sewer within the roadway, and <br />Provisions for drainage. An alternative option for the <br />applicant is for him to deposit with the City equal to one <br />
