would be due and continuing thereafter until such rent, <br />together with interest thereon, is paid in full. <br />In respect to the additional rent provided for herein, <br />it is agreed and understood that the obligation of Tenant <br />shall extend only to real estate taxes and shall not extend <br />to any special assessments or other charges certified to the <br />real estate taxes. Further, it is agreed and understood <br />that if the property is exempt from real estate taxes that <br />there shall be no obligation for an additional rental <br />payment by Tenant. <br />7. Successor Landlord. Successor Landlord hereby <br />agrees to assume all the Landlord's terms, conditions and - <br />provisions of this lease from and after October 3, 1988, or <br />such other date of closing by the transfer and deed of the <br />premises between Landlorl and Successor Landlord pursuant to <br />their Purchase Agreement and any Addendum thereto.
