The applicants are the developers of the two structures on either side <br />Of Patton Road, north of County Road C. The <br />y propoeput a <br />brickground sign at the northeast corner of the Intersectiontwhich is <br />occupied by a ponding area. Attached is a copy of the site plan <br />indicating the location and contours of the ponding area at the <br />northeast corner of the intersection. There is a flat space of about four or five feet just east of the <br />right-of-wa� on Patton Road, after which the grade drops steeply Into <br />the pond (as you will note from examining the attached <br />They, therefore, request a variance to place the sign contiguous contour to the <br />right-of-way east of Patton Road. <br />3. <br />4. <br />With respect to the setback off of County Road C, a distance of 25 <br />feet is requested. Thirty feet is the normal setback in Business Zones <br />in Roseville, where as 40 feet is required in the Industrial Zones. The <br />land is zoned ,Industrial. The intent is to have signs setback the same <br />distance as buildings. Across the street at the northwest corner of the <br />site, however, the building is setback 20 feet from the right-of-way. <br />The variance was issued to allow this setback because the building was <br />moved southerly so as to provide space for the dedication of a pond on <br />the north side of the building. This pond serves as a ponding area for <br />two sites north and south of the pond and the public street. Thus, it <br />would appear that a setback of 25 feet for the sign would be <br />reasonable. You will note that the sign is relatively small, being <br />approximately 7-1/2 feet high and 7 feet wide with a circular top. <br />The site in question, being a corner lot, is allowed two pylon signs, <br />each of which may be 100 square feet in area and 25 feet in height. <br />
