As indicated o►, our attached sketch of the property location, this land <br />is on the east side of the cul-de-sac constructed by -the City about two <br />years ago for the development of the property on the west side of <br />Williams Brothers Pipeline parcel to the west boundary of the City. <br />Attached is a survey indicating the property in question, location, and <br />development plan for the structure now being built on the souther! <br />two-thirds of the property. The survey also includes the location of an <br />extended street right-of-way to the north boundary of the property in <br />question. <br />2. The proposal is to divide the total property into two lots, one to b <br />occupied by the building uder construction and the other lot will be <br />occupied by a new structure. The Certificate of Survey does not <br />indicate the exact lot line, but it will be located directly north of the <br />existing development. <br />3, The key element of this proposal is the request on the part of the la <br />nd <br />owner for the City Counsil to initiate a feasibility study for the <br />extension and construction of Patton Road northerly to the north limits <br />of the property. The City is currently conducting that feasibility study, <br />which will likely result in the approval and construction of that roadway <br />to serve the northerly most lot now being proposed and as access to <br />the future development of a portion of the Williams Pipeline property <br />directly to the north. y <br />4. Through a series of meetings with the Commers-Klodt people, they have <br />informed us of their intent and progress toward purchasing portions of <br />the Williams Brothers Pipeline property. The land available .for <br />development is immediately contiguous to the north end of the proposed <br />plat and will be served by the street extension proposed. This is <br />essential because direct access to new Highway 8 (now Trunk Highway <br />88) is restricted with access in this area only at County Road C-2 (the <br />northline of the Williams Brothers property). Thus a roadway is <br />anticipated to be constructed through the Williams Brothers property <br />from Patton Road to an intersection with County Road C-2 easterly of <br />Trunk Highway 88. <br />5. The proposal, then, is for approval of a Preliminary Plat into two lots <br />coupled with the request already ' submitted to the Counsil for the <br />construction of the extension of Patton Road as it is indicated on the <br />attached survey. <br />
