Koalska <br />East of Intersection of <br />Ruggles Street and Merrill <br />Street <br />Approval of Preliminary <br />Plat and Side yard <br />Variance <br />PLANNING CONSIDERATIONS: <br />1. Your attention is directed to the attached copy of a portion <br />of the City°s zoning map which indicates the subject <br />property on the east side of Merrill Street at its <br />intersection with Ruggles Street. When this portion of the <br />City was platted in the early 1950s; Merrill Street and <br />Dellwood and Huron Avenues were platted as temporary <br />cul-de-sacs with a T-shaped turnaround at the south end. <br />About fifteen years ago, the Michels brothers acquired a <br />number of metes and bounds properties to the south of these <br />cul-de-sacs and platted an extension of each of these three <br />streets connected to ginsStret. At that question today were not�the platted� <br />metes and bounds parcels <br />You will notice the shape of these two metes and bounds <br />parcels as shaded on the attached zoning map. <br />2. The two parcels have now been acquired by the applicant (Mr. <br />Koalska). A preliminary plat is now being submitted to plat <br />the properties into two lots, indicated as Lots 1 and 2 on <br />the attached, reduced copy of the preliminary plat. The 75 <br />foot lot, fronting on Fernwood Avenue, is involved in the <br />proceedings because the metes and bounds parcel directly <br />contiguous to f he west iou lyin common platted lots,lpis not being <br />being parts o_ twoprev <br />replatted. <br />3. You will notice to the southwest of Lot 2, there is being <br />proposed a triangular shaped Outlot "A"., which is proposed <br />to solve an encroachment problem relating to Lot 9 of <br />Michels original subdivision. The northeasterly lot line of <br />Lot 9 was extremely close to the northerly corner of the <br />garage on Lot 9. The triangular shaped outlot will place <br />the garage approximately 8 feet from the side lot line. <br />Thus, the applicant is requesting a variance from the <br />this <br />required 10 foot side yard setback that would apply to <br />property. <br />
