ROSEDALE SQUARE NORTH <br />PROJECT NARRATIVE <br />The Rosedale Square North project is an approximately 43,500 square foot <br />retail center to be developed at the intersection of Lincoln Drive and the <br />future extension of Terrace Drive, Roseville, Minnesota. The project <br />entails the development of approximately 4.48 acres located directly north <br />of the Rosedale Square shopping center, anchored by Byerly's, Burger <br />Brothers, Walgreens, and Hirshfield's. <br />The design, configuration, building materials, and other project details <br />are reviewed in the Wirrative prepared by Thomas Gerster of Korsunsiky, <br />Krank, Erickson Architects, Inc., the project architect. <br />The scope and purpose of the project is to provide a high quality facility <br />for the extensive number of retail merchants who wish to serve the <br />Roseville marketplace. In our marketing of Rosedale Square, located <br />directly south of this proposed project, we determined that there are many <br />retailers not currently in the Roseville area who desire space in a project <br />of this type. The proposed development is essentially an expansion of <br />Rosedale Square, and is designed to respond to their needs. <br />As configured an the enclosed plans, the project will house an anchor <br />tenant totalling 15,000 square feet. The approximately 28,500 square feet <br />of small tenant spaces will be offered to a diversified mix of apparel, <br />restaurant, home improvement, electronics, and other retailers, with a <br />small number of service -oriented tenants as well. <br />The ambience of the project and its anchor tenant will continue the <br />standard set by Rosedale Square, emphasizing "moderate" to "better" <br />merchandise. The project is not discount oriented. <br />
