plan for this area (part of the Twin Lakes planning, project), <br />Craig Waldron reviewed with Mr. DuFresne the financial aspects of <br />this concept, and was agreed that this approach would benefit <br />properties being assessed for drainage services. Mr. DuFresne <br />suggested the possibility that they might build the pond on the <br />property, and then sell to the City on some reasonable basis. It <br />was agreed that this approach would likely be best: in as much as <br />the retention of the berm on the westerly side of the site (where <br />the pond would be) would leave relatively little land for <br />development. As a ponding area and park it would be in <br />accordance with the comprehensive plan amendment and would <br />constitute an asset to the area. <br />5. Nordstrom (541-1000) - <br />Sue Nordstrom, and Peter Carlson, partners in Woodbridge <br />Development Corp. were in to review the concept of the <br />development of the far northerly portion of the site. They <br />propose a 2 story office building for a single user of 44,000-sq. <br />ft. on 5.5 acres, leaving 1.52 acres left to the southwest where <br />the line runs through a drainage pond. It was suggested and <br />agreed upon by the staff that this adjustment would be <br />appropriate without going back through public hearing before the <br />Planning Commission and Council, and that the remaining 5.2 acre <br />site could be incorporated into the plat as another of the lots <br />available for development. <br />6. Bissenette (895-9422) <br />Bill Bissenette and Patrick Fischer were in with Jon Pope, <br />architect, to review a very preliminary concept of a Senior <br />Citizens housing proposal on the Busse property north of <br />Larpenteur. They are contemplating the idea of building 35 units <br />of single story attached senior citizens housing. These units <br />vary in scale from 728 sq. ft. to 870 sq. ft. for one and two <br />bedroom units with rental at $425.00 for the one bedroom units <br />and $525.00 for the two bedroom units. We noted the City's <br />desire for a variety of housing types, and the encouragement of <br />housing over business development concept of the type of housing <br />they were contemplating. We suggested some design changes in <br />terms of the site plan for their consideration. They will <br />review further details and if the property is available to Mr. <br />Busse, they will proceed with further examination of the <br />development potential. They noted that this type of development <br />is possible only with some assistance, which can be discussed <br />further if they proceed with more details. <br />7. Hanson ( ) <br />Gordy Hanson and George Weinman, representing Roseville Lutheran <br />Church were in to meet with Paul Olson, City Park Superintendent, <br />and Bob Bierscheid, the City's Park and Recreation Director, and <br />the staff to discuss the long range plan to expand the church <br />site and for this church to provide property for the park <br />
