is is
CASE NUMBER: 1516-84
APPLICANT: Jeffery Nielsen
Page 2
hearings - all of which take time. At best, no sewer construction
could begin until 1985.. To allow their development to proceed, the
staff proposes to approve an interim site drainage plan which
addresses most of the problems in anticipation of the public storm
sewer. If that storm sewer does not take place, however, additional
site improvements may have to be made to accommodate the site drainage
in an acceptable manner. In summary, drainage questions still remain
which impact the development of these parcels. We would suggest that
any Planning Commission and Council approval be conditioned on staff
approval of a contingency drainage plan to be constructed in the event
the public sewer is not constructed.
4. All other elements of the proposed development are in accordance with
Ordinance requirements. It would appear that the division and variance
conditioned as proposed represents a reasonable solution .to the site
development.
