2PL75 0 <br />REQUEST FOR COUNCIL ACTION DATE: 5/13/85 <br />ITEM NO.: G <br />Department Approval: Manager Reviewed: Agenda Section: <br />Reports and Recommendations <br />Item Description: Patrick Goff application for preliminary plat at <br />1230 Rose Place. <br />The Planning Commission, at its May 1 meeting, unanimously recommended <br />approval of Patrick Goff's application for preliminary plat at 1230 Rose <br />Place, with the following conditions: <br />1) That Rose Place be extended to Dunlap. <br />2) That the necessary drainage easement be provided to the City. <br />3) That the proposed plans for the individual duplexes be provided to <br />the City Council for review. <br />4) That Lot 5, proposed to be 92 feet in width, be made narrower. <br />5) That the driveway length for Lot 3 be decreased. <br />6) That a developer's agreement be completed and that as part of that <br />agreement, plans be submitted to the City for review of exterior <br />materials and architecture of the duplexes. <br />Attached is the Planner's Report, and copies of the proposed plans for <br />the duplexes as requested in condition number three above. <br />Mr. Goff has a similar development of seven duplexes, which the Council <br />may want to view. Take Highway 36 east to Highway 61, north to County <br />Road C, east on County Road C one block to Duluth, and south on <br />Duluth to Hilltop Court. The duplexes on the Hilltop Court cul-de-sac <br />were constructed by Mr. Goff. <br />COUNCIL ACTION REQUESTED: Motion approving/denying Patrick Goff <br />application for preliminary plat at 1230 <br />Rose Place (with conditions if desired), <br />and if approved, establishing the public <br />hearing on the final plat for the meeting <br />of June 10, 1985. <br />
