First Minnesota, 935-6126 <br />Bruce Bednarek, Property Manager, and Paul Seifert, Branch <br />Manager, of First Minnesota Federal Savings and Loan, were in <br />with jim Miller to review prospects for growth at their site <br />between the old Kugler Museum property and Lexington Avenue. <br />They have been negotiating with the new owner of the Kugler <br />Museum property to purchase, but have not succeeded as of <br />yet. <br />Their structure has 4,600 square feet on the first floor, and <br />5,600 square feet on the second floor. They note that they <br />are not using the second floor for offices, but for a <br />community room, lounge, and restrooms. The property has <br />thirty-two parking spaces now, and could possibly be adjusted <br />(with compact parking) to approximately forty-three. Thev <br />have sixteen to seventeen employees maximum (so they note). <br />We reviewea past history of this property, including our <br />attempts to encourage them to purchase the land when it was <br />available by the Schubert Society for $85,000. At that time, <br />we had called the President of Minnesota Federal, having met <br />with Minnesota Federal's representatives who said they had no <br />power to make the decision. The Kugler property is 75 feet <br />by 183 feet, and could (as noted in previous reports) provide <br />excellent and, virtually, the only reasonable method for <br />expansion of the facilities on this site. They want to add <br />an additional drive -up window. in the past, employees have <br />been instructed to park over in the residential area on <br />Dionne Street, a practice now terminated. <br />
