ROSEDALE MARKETPLACE TRAFFIC STUDY <br />DECEMBER, 1988 <br />INTRODUCTION <br />This memorandum summarizes the results of a traffic study for the <br />proposed Rosedale Marketplace Shopping Center in Roseville, <br />Minnesota. The shopping center will be located in the southwest <br />quadrant of the intersection of County Road B2 (C.S.A.H. 78) and <br />Fairview Avenue (C.S.A.H. 48), west of the Rosedale Shopping <br />Center (see Figure 1 - Location Map). The proposed shopping <br />center will contain approximately 172,100 square feet of leasable <br />retail space and a sit-down restaurant containing a total of <br />6,000 square feet (see Figure 2 - Site Layout). <br />The remainder of this memorandum contains a summary of findings, <br />recommendations and coneli.sions. <br />TRIP GENERATION AND TRAFFIC ASSIGNMENT <br />1987 trip generation rates obtained in the Fourth Edition of the <br />Institute of Transportation Engineers' 'rip Generation Manual <br />were used to estimate the amount of traffic expected to be <br />attracted to this shopping center. on a -.!y basis this shopping <br />center will attract an estimated 100575 vehicle trips. In the PM <br />peak hour the expected trip generation .for the center is 820 <br />trips (400 in and 420 out). During the peak hour, tl.e restaurant <br />should attract 270 trips (110 in and 160 out). <br />For purposes of analysis, it is important to understand that <br />standard trip generation rate aver -estivate the total traffic <br />added by this development to .he roaadu"y system. It has beep; <br />estimated that about 5 percent of the trip, would be internal to <br />the shopping center. Up to 25 percent of the trips attracted to <br />the center would be trips. "intercepted" from the surrounding <br />a ondw,--ty system, and not be now trips added to roadways such as <br />Fairview Avenue and County Road B2. <br />They direction of approach (trip distribution) f -. the proposed <br />center was estimated based on the existing traffic patterns to <br />the Rosedale Shopping Center area and the projected traffic <br />patterns for the Rosedale expansion currently being planried.
