Estate shown as Parcel A on the attached,
and the other parcel currently zoned R-6 being purchased from Carlson Properties
shown as Parcel B on the attached,
The City Staff has indicated to us 'that they were very happy to finally see
the two parcels tied together, considering the unrelated owners of the two
parcels.
After considerable study and discussion with the City Staff we have come to
the conclusion that the best land use for these two parcels is 2-story rental
apartments along with a small office building on Rice Street, rather than our
Previously proposed 3-story apartment telex with office building.
The topography of the land alo
ng with its proximity to Highway 36 does not
i lend this site to marketing "For Sale" townhouse or single-family dwellings.
We have personally visited with the adjoining property owners and are designing
a very attractive 2-story apartment with underground parking complex that takes
into account their concerns regarding the height of any proposed structure ob-
structing their Southerly views. Our proposed buildings will not block their
views. Our architects are in the process of completing all required exhibits
and will have them available for the first meeting.
