February 13, 1989 <br />TO WHOM IT MAY CONCERN: <br />I am asking for a lot split because I think I have designed a house to <br />fit on each lot with the required side yard setback footage needed on <br />one lot and more side yard setback on the other lot. <br />The new houses will be of the same or greater value than the existing <br />homes. I believe the new homes I am proposing will increase the <br />market value of the existing homes in the area. Instead of having a <br />100' lot and a 80' house with 10' on each side, I will have a 60' lot <br />with a 40' house, but still will have a 10' side yard setback and the <br />same, if not greater, square footage than most homes in the area. I <br />have spoken with most neighbors concerned. There were only two :home <br />owners that did not like the idea and that was because of the virgin <br />ground that was there with the heavy trees and brush they liked to see <br />along with the wildlife. Granted, it is nice, but yet these people <br />have cleared their backyards but they would like me to leave mine for <br />their pleasure. Also, one neighbor's garage is built 10' from my <br />property line. He said that if I put up a house on my lot, that he <br />would not be able to drive to his backyard, because of the wood that <br />he splits and piles on the side of his garage. I told him that he <br />would have the same amount of land but he said the he has to make a <br />wide swing around his garage because of the wood piled there. This <br />means he is driving on my property. <br />I am not asking for anything different from any other neighbor as far <br />as side yard setback. In fact, some neighbors have buildings within <br />5' of property lines. I have designed a great looking house for that <br />size lot. I am not planning on cutting down any trees or brush that <br />is in the backyard. I am only cutting down two or three trees because <br />of driveway or house locations. What future home buyers will do, I <br />cannot say. <br />I think that splitting the ]and this way will look good for all <br />parties concerned.
