Enclosed is a copy of the compleLe brochure of texts and graphics <br />outlining the proposal for this 25 acre tract of land located in a crucial <br />portion of the City's tax increment redevelopment area at the northwest <br />corner of Highway 36 and Interstate 35W. This tract includes the <br />fifteen remaining houses on the north side of Highway 36 and the old <br />Hart Motor Company site, one of the early truck terminals located on <br />what was then Cleveland Avenue. This major development consisting of <br />five office structures and ramp totaling 656,800 square feet of gross <br />leasable space will be the most significant element of the original Tax <br />Increment District of which the construction of the new bridge across <br />35W (now underway) was an important element. To the City's credit, <br />the proposed development is made possible and practical due to the <br />impact of the new access capabilities. The bridge to be completed this <br />fall will precede the completion of Phase I of this development project. <br />2. The enclosed ' rochure outlines the proposed development in great detail. <br />Therefore, we will not repeat that explanation in this report. A brief <br />explanation of the proposal is as follows: <br />The project will consist of five "Class A" office buildings to be <br />constructed in stages over a five year period. Buildings 2 and 4, <br />being four and nine stories high will be constructed first and <br />consist of 250,758 square feet of gross leasable area. Buildings 3 <br />and 1 are seven and three stories high consisting 288,352 square <br />feet. The fifth structure will be the tallest of the five being <br />eleven stories with 217,706 square feet of gross leasable area. <br />All of the structures are served with surface and ramp parking. <br />Of the total 2,570 parking spaces proposed, 1,259 will be under <br />cover of a second deck or under the structures themselves. <br />The plan includes the relocation <br />of the service road <br />along <br />the <br />existing curb of the intersection <br />of the two highways. <br />This <br />road <br />will be diverted west and north <br />to the intersection of <br />Long <br />Lake <br />
