As you will recall, at the last regular meeting of the Planning <br />Commission (April 1) this application was tabled to the May meeting of <br />the Commission because the legal description used as a basis for <br />determining the list of property owners to be notified was Incorrect. <br />The application was based on the description of the house and lot which <br />SuperAmerica recently purchased, but did not Include the area of R-1 <br />Zoned land that they already owned easterly of their building on the <br />existing alto. The notifications have now been accomplished based on a <br />revised certified list of property owners within 350 feet of the total <br />property in question. <br />2. Attached Is <br />a copy of the report prepared <br />for last <br />month"s meeting <br />outlining the <br />Planning Considerations relating <br />to the <br />expansion of this <br />sl.a. Additional detail plans have boon added indicating the design of <br />the proposed <br />fence, design of the enclosure <br />for the <br />trash receptacle, <br />and a detail <br />of the proposed lighting. Also <br />attached <br />is a revised and <br />more spocifik; <br />landscape plan. <br />3. One of the features of the landscape plan Is the wide "buffer zones" <br />proposed as a screened transition area on the east side of the site and <br />on the northeast corner. On the east side of this strip of landscaped <br />land is 35 feet to the curb and approximately 30 feet to the fence. <br />To the north the green strip is 50 feet In depth. There may be a <br />question as to whether additional landscaping should be added in this <br />northerly arrea where three summit ash are shown, one of which exists <br />and the other two arc, proposed to be transplanted. <br />4. The proposed development meets or exceeds all of the zoning and <br />development standards. <br />5. The action requested Is a rezoning iron- R-1 to B-2 and a Special Use <br />Permit for expansion of the service station site. A condition could <br />Include that the expansion occur as submitted on plans dated February <br />4, 1987. <br />
