Manley, Deputy Examiner <br />Raney County <br />504 Commerce Building <br />St. Paul, I -IN 55101 <br />Re: TAIMB Development, Inc., Roseville Square preliminary plat <br />County Road B2 and Fairview <br />Dear Mr. Manley: <br />As you are aware, discussions have been taking <br />Tom BOrMan, who is an attorneyfor TNUM Development,, <br />between your office and <br />pment, Inc., concerning the <br />future shopping center development at the northeast corner of County Road B2 <br />and Fairview Avenues in Roseville. The concerns are providing the necessary <br />information, so that lending institutions can properly act for expedient action <br />to allow closings on purchase of the property. <br />The developers have provided the city with a preliminary ple; identified as <br />Roseville Square for the re -platting of this area. The drawihave been <br />r.js <br />reviewed by the city and found to be essentially correct as far as those <br />existing utilities which would be vacated at the time the land would be rezoned. <br />The hearing for this potential action is scheduled for February 11, 1985. Any <br />such vacations of street rights -of -way or easement, however, would be conditioned <br />on receiving a temporary easement for 100 days to continue the public to <br />Utilize these facilities until such time that the <br />site. It would further be conditioned uan the cite beingle p omoved from the <br />Ur <br />utility easement along the entire length of Bruce venue being <br />extensions <br />easterly to the property line, as well as, watermain easements along the entire <br />length of the north property, a ponding easement in the northeastern corner of <br />the property, and a roadway easement all along Fairview Avenue. It is also <br />anticipated that the approval would be condiitioned upon the applicant <br />processing the plat tentatively identified as Roseville Square. This plat <br />action by the city is anticipated as occuring on March 11, 1985. <br />The city is currently requesting the developer to provide <br />descriptions for the new easements which will be needed. Theylarelnot <br />available to date. We are submitting this information in the hope that it can <br />speed up the process or potentially meet the needs of the owners and yourself. <br />
