Fausch, P.E. <br />DATE: December 5, 1984 <br />SUBJECT: TRAFFIC ANALYSIS FOR LOEHMANN'S PLAZA SHOPPING CENTER <br />ROSEVILLE, MINA,'IOTA <br />INTRODUCTION <br />This memorandum summarizes the results of a traffic stady for the <br />proposes? Loehmann's Plaza Shopping Center in Roseville, Minnesota. <br />The shopping center will be located in the northeast quandrant of <br />the intersection of County Road B-2 and Fairview Avenue, north of <br />the Rosedale Shopping Center (see Figure 1 — Location Map). The <br />Proposed shopping center will contain 162,000 square feet of <br />leasable retail space and a restaurant of 8,000 square feet. <br />The r�ma-i.nder of this memorandum contains sections describing ex— <br />istinez conditions, trip generation and traffic assignment, roadway <br />and parking lot design, and conclusions. The Appendix contains the <br />computerized intersection analysis printouts. <br />EXISTING CONDITIONS <br />Figure 2 shows the present layout and configurations of Fairview <br />Avenue and County Road B2 in the vicinity of this proposed shopping <br />center. Extending north from the intersection of County Road B2, <br />Fairview Avenue contains a 230 foot long center median island and <br />160 foot long; painted median. North of the painted median, <br />Fairview Avenue is a four lane undivided roadway. <br />serves a number of driveways Fairview Avenue <br />3on the west side of the roadway. <br />County Road B2 provides four lanes for through vehicles along with <br />a median and 'Left and right turn lanes for entrance to the Rosedale <br />ShOPi�inL Center. <br />
