EXHIBIT A <br />Planning Commission Minutes - January 2, 1985 <br />Page 4 <br />Planning File 1569, Cont1d: <br />Dressler asked how the west side of the proposed building aligns with the homes to <br />the north and the bank to the south. Mr. Dahlgren indicated the homes to the north <br />would be set back thirty feet from the right-of-way if they were built after 1959. <br />He indicated that even though the proposed building may extend further west than the <br />homes to the north, there is a wide space between the building and those homes. <br />DeBen let asked how many parking stalls are included in the plan. Dahlberg indicated <br />there were 838 stalls in the plan. <br />DeBenedet asked whether the applicant has obtained easements frog Williams Brothers <br />to use their land for landscaping. Dahlberg indicated they have not yet received the <br />easements, but are moving ahead with the process of obtaining them. <br />Matson asked whether the Firo Marshal has approved the access and roadway plan for <br />the development. Dahlberg indicates they have been approved. <br />Matson asked whether the developer has obtained an easement to use the bankts private <br />drive. Dahlberg indicated they are working toward an agreement. <br />Drown indicated they may have to realign some parking, which may cause the loss of <br />some parking spaces. <br />DeBenedet indicated he was -interned about losing any more parking spaces. <br />Dressler indicated she was concerned regarding the setback of the building from <br />Fairview. She felt the setback should be at least thirty feet. <br />Johnson indicated she felt very strongly that the exterior material should be brink, <br />as does DeBenedet. <br />Berry moved, and DeBenedet seconded that the Planning Commission recommend approval <br />of Tanurb Development, Inc. request for rezoning from R-1 to Shopping Center, special <br />use permit for site plan approval, variances to building setback to allow the <br />building to be set back fifty feet on the north, seventeen feet on the west, and ten <br />Vest on the east, and vacation of right-of-way, at 2480 Fairview Avenue, with the <br />following conditions: <br />1) That the cost of the roadway changes on .American Street be paid for by the <br />developer. <br />2) That right-of-way be dedicated on Fairview Avenue to provide 49.5 feet of <br />right-of-way. <br />
