VARIANCE DESCRIPTION AND EXPLANATION <br />The extent of the variances for this project include a number of building <br />setback variances and one parking setback variance. <br />Based upon the ordinance requirements for shopping center district (SC), the <br />building setback variance requests are as follows: <br />1. Reduce the required 100 foot setback to 24 feet along the west property <br />line. <br />2. Reduce the required 100 foot setback to 60 feet along the north property <br />line. <br />3. Reduce the required 60 foot setback to 10 feet along the east property <br />line. <br />4. Reduce the required 100 foot setback to 25 feet for the development parcel <br />only along the south property line. <br />The parking setback variance request is as follows: <br />1. Reduce the required 15-foot setback along the south property line to 10 <br />feet. <br />
