A site formerly occupied <br />by Burger Chef on the NW corner of County Road B and Lexington <br />has been offered to us on a 15 year lease with the initial rent <br />at $39,000 per year, net net, net (lessee pays all expenses). <br />There are two additional periods of five years each. TCF shall <br />also have the option to purchase the property after the initial <br />15 year term of the lease. The site is vacant and has been <br />since February 1st, 1983. <br />To arrange the lease, the owner, Eugene Kraus, must buy-out a <br />lease from Burger Chef, the original tenant* However, Mr. Kraus <br />is not financially able to buy-out same without obtaining a <br />second mortgage from TCF. TCF must also pay the entire cost of <br />all improvements that are necessary which we estimate will exceed <br />$320,000. The site is not ideally situated since the present build- <br />ing is not of appropriate size or location on the site, neverthe- <br />less we feel we can make everything function with the plan pro- <br />posed. This would allow us six drive -up lanes plus a 24 hour <br />automatic teller drive -up unit and still provide adequate parking. <br />We have not determined that the office will definitely be open <br />for walk-in transactions, we may open only a single window at this <br />time, but our design will accomodate full walk-in service should <br />this become necessary. <br />To be able to affectively utilize the site it is necessary that we <br />have ingress off Sandhurst and that we close the northerly most <br />entrance on Lexington. There is a driveway along the west side of <br />the site that extends north from County Road B approximately 127 <br />feet. This area is needed as a one way lane exiting to the south <br />both for use of the 24 hour depository as well for use as a secon- <br />dary or emergency exit from the drive -up area. We anticipate the <br />need to install some form of guard posts to prevent collisions with <br />movements of vehicles on the adjoining site to the west and request <br />a variance to accomplish this. <br />
