PLANNING REPORT <br />DATE: <br />CASE NUMBER: <br />APPLICANT: <br />LOCATION: <br />ACTION REQUESTED: <br />PLANNING CONSIDERATIONS: <br />3 September 1985 <br />.i: <br />Roger Hess <br />Southwest Corner of <br />McCarron Street and Rice <br />Street (see sketch) <br />Variance to Front and Side <br />Yard Requirement, Number <br />of Parking Spaces <br />1. Attached is a copy of a letter submitted by Mr. Hess <br />outlining his proposal. Also attached is a reduced copy of <br />the site plan indicating his proposal to tear down the <br />existing wood frame structure and replace it with a new <br />concrete block structure with an east/west dimension o, _U <br />feet and a north/s.Q.u_�h dimension of 78 feet. You will note <br />from the site plan that t e e is to be located <br />so as to attach to the existing masonry structure to the <br />east as is the existing structure to be replaced. <br />The problem with this site is that it is extremely small, <br />having a depth of 109.88 feet and an east/west dimension <br />(fronting on McCarron Street) of 282.7 feet. The structure <br />is used primarily for the distribution of hair care and <br />other products row being distributed by Mr. Hess. Mr. <br />Hess informs us that relatively little manufacturing <br />processes occur on the site. Thus, there are relatively few <br />employees, most of which are members of Mr. Hess's family <br />who live in homes nearby to the east. <br />You will note from examination of the site plan that the <br />existing structure to remain is nonconforming (not <br />conforming to the existing yard requirement on the east and <br />the north). In ord d the existing building, <br />therefore, Sri anc'PQ wool d have_to be approved for the front <br />yard (fronting on Rice Street) and the side yard (fronting <br />on McCarron Street). The variance noted in Mr. Hess's <br />letter is 3 feet 10 inches to the front yard and 20.4 inches <br />on the side yard. The variance would also have to be <br />approved for the new structure, which is proposed to be 15 <br />feet from the street right -of -way --therefore, requiring a 15 <br />foot variance (30 feet is required). <br />All of the property is zoned B-3 within which a wholesale <br />distribution warehouse is a permitted use. <br />
