LICENSE AGREE"MENT <br />Celia N. Paster, hereinafter known as "Paster", LaRose <br />Corporation,a Minnesota corporation, hereinafter known as <br />"LaRose", and OL Mexico, Inc., a Minnesota corporation, herein— <br />after known as "Mexico", agree as follows: <br />WHEREAS, <br />Mexico is a <br />tenant of <br />property owned <br />by <br />LaRose, the legal <br />description <br />of which.is <br />attached as <br />Exhibit <br />A, and <br />WHEREAS, Mexico and LaRose are in need of additional <br />parking space for Mexico since LaRose is building an additional <br />improvement to the prosent.ly exisLilig building of mexi.co and <br />Mexico is leasing the additional building as all expansion of <br />the existing restaurant, and <br />WHEREAS, Paster owns rr.,al estate across the street <br />from <br />the property <br />o«ied <br />by LaRose, said <br />Paster's property <br />being <br />described <br />on the <br />attached Exhibit <br />B; <br />NOW, THEREFORE, for valuable consideration, the parties <br />agree as follows: <br />Paster hereby grants to Mexico a license to allow <br />customers <br />of rlexico <br />to <br />park on that <br />portion of <br />Paster's <br />property <br />described <br />on Exhibit <br />C, <br />which is a <br />large enough <br />portion <br />for <br />50 parking stalls. <br />This is a non-exclusive license. <br />This license shall continue as long as 1,1exico is a <br />tenant of LaRose in its present restaurant facilities and in <br />the building which is being built for expansion of its present <br />restaurant facilities. Provided, however, that at any time in <br />the future during the term of this license, Paster caii change <br />the location of the parking space as long as Paster continues <br />to provide the same, amount of area, or Paster or LaRose provide <br />equal parking area on other land. <br />IN WITNIS5 W1lE1;l::C)F, the parties have hcreunL'o set <br />
