Mr. Reed Banet -4- February 27, 1986 <br />Our analysis indicates that one method would be to reduce <br />the size of the building by 1200 square feet through <br />eliminating the northerly 20 feet of the structure. This <br />allows the construction of an additional 14 spaces on the <br />south side of the site in a manner similar to that currently <br />proposed on the north side of the building. Through these <br />revisions, the peak parking demand tat 6s00PM) is reduced to <br />295 spaces, while parking supply is increased to 335 spaces. <br />These revisions would result in a peak occupancy percentage <br />of 88%, consistent with the design criteria. <br />In addition to the parking +analyses, we have reviewed the <br />access and Internal circulation patterns of the proposed <br />site. From this analysis, It is expected that the site plan <br />will provide effective traffic operations. <br />CONCLUSIONS <br />Our analysis focused on determining whether the Plaza <br />Shoppes proposal will provide sufficient parking to accom- <br />modate both the additional retail demand and the existing <br />demand for Building 8 and the 01' Mexico restaurants in <br />light of the City's current requirement of providing 50 <br />spaces for the restaurant on the Plaza Shoppes site. The <br />analysis indicates that, with minor revisions co the site <br />plan, the parking supply proposed will be sufficient and <br />that peak parking demand will occupy less than 90% of the <br />available spaces consistent with design criteria for parking <br />facilities. The proposal continues to allow for parking for <br />the 01' Mexico restaurant to occur on the Plaza Shoppes <br />site. 1t should be noted that there Is no need to designate <br />50 spaces for exclusive use of the restaurant, but rather@ <br />as the spaces w111 be available to meat the demand as <br />needed. this shared parking can occur without restrictions <br />as to use of Individual spaces. <br />
