PAUL, MINN. 55114 <br />612.646.7901 <br />.,.September 19, 1979 <br />We will provide additional parking space for expansion of <br />"01' Mexico" as shown on the attached Exhibit "A" and de- <br />signated thereon as "Parking Add." This will remain in <br />effect for the term of your Lease Agreement, and any option <br />period which is exercised, under the following conditions: <br />1. That Tenant is faithfully performing according to <br />all terms, conditions, and covenants of the Lease <br />Agreement. <br />2. Tenant is solely responsible for the construction of <br />the parking area and will not allow any mechanic <br />lien waivers to be filed against the property. Land- <br />lord has the option of performing the necessary work <br />for the parking lot construction and clarging the <br />cost of same back to the Tenant. <br />3. Tenant is solely responsible for all common area <br />expenses in connection with maintenance of the <br />additional parking area. <br />4. No work of any nature shall be performed upon the <br />designated area without first obtaining written per- <br />mission from Landlord. <br />5. Tenant will use the area only for passenger car <br />parking, and will not allow any activities thereon <br />which will endanger life or limb, or cause .an in- <br />crease in insurance premiums. <br />6. Landlord will obtain the necessary multi -coverage <br />insurance for the additional area; howevexā€˛ Tenant <br />will be responsible for and pay any additional <br />premium. <br />DEVELOPMENT AND MANAGEMENT OF SHOPPING CENTERS <br />
