n
PLANNING REPORT
DATE: 6 March 1985
CASE NUMBER: 1574— 85
APPLICANT: Michael W. Ettinger
LOCATION• South of County Road C, Westerly of
the Minnesota Transfer Tracks
ACTION REQUESTED: Division of a Lot
PLANNING CONSIDERATIONS:
1. Members of the Commission and Council will recall last month's approval
of the Ettinger proposal to redevelop and expand the truck terminal and
warehousing facilities on the property to the west of the proposed lot to
be created by the current application. At the time of that approval it
was indicated that the parcel in question at this point was proposed to be
divided as a separate development lot. The approval given of the special
use permit included the redevelopment of the parking and loading areas in
accordance with current city requirementsp and included the addition of a
60,000 square foot warehouse structure towards the westerly end of the
site.
2. The applicant is now applying for: the division of the lot as discussed at
the February meeting. This property has approximately 300 feet of
frontage on County road C and at one time was a separate parcel occupied
by McGee Leasing.
3. The Engineering Department indicates no concern with respect to the
division as proposed. It would appear that the division is appropriate
and hopefully will allow for future development and reuse of the
property.
