Their notice to vacate is effective in June. Because of their construction schedule they will allow us to rerna i n in our location until the fall of this year. We cornrnenced business as a Midas Dealer by opening our first store in 1962. Our business has been successful and we becarne a part of the Roseville cornrnun i t y in 1983. We obviously want to rna i nt a i n our bLtsiness in Roseville and want to continue to serve the Roseville c ust orners, many of whore have Midas 1 i f et i me warranties and need service in the area. The nature of our business requires conditions that are different frorn a normal retail store i.e. we must have high ceilings to permit the use of hoists; farther we need high overhead doors to perrnit the service of aut ornot i ve vehicles; plus other conditions. As a result it* is most difficult to find existing locations. All of our other stores have had to be built for our p .trpose. Construction requires several months, therefore tirne is really of the essence. I have spent a great deal of tame looking for a site and speaking to and working with rn_any rnany individuals in this regard (I will provide a list if you so desire) . The site in question will serve Our needs. The traffic in our business is very rninirnal. It is less than two vehicles per hour ( see cornpt.tt er printout). It doesn't compare with a service station or average retail business. We accepted the plan changes recoraraerided by the staff.
