(See <br />This Request Should be A - <br />The pylon signage square footage requirement for retail centers in <br />Roseville is 200 square feet. To properly identify the Shopping Center as <br />Rosedale Square, applicant is requesting a variance of 54 square feet to <br />add an additional panel which will say "Rosedale Square". <br />This request is prompted by the number of tenants and customers shopping <br />at the Center who have complained that the Center is not visibly <br />identified enough as Rosedale Square. The monument sign identifying <br />Rosedale Square presently in place along County Rnad C is only visible to <br />those travelling along County Road C and often times not at all during <br />the heavy snowplow months. The present pylon sign exceeds the setback <br />requirement so we anticipate the additional sign panel will only increase <br />identification of the Center for those already entering the development. <br />The present City sign criteria for a <br />property <br />three (3) pylon signs of 200 square feet apiece. <br />zoned B-4 would allow for <br />at this time not to increase the number of pylon signs but onlyers to addra <br />single panel better identifying the Center for those entering the Center <br />from County Road C as well as those entering the Center from Lincoln <br />Drive (where traffic is increasing daily). <br />Your applicant respectfully requests that the variance be granted. <br />
