They sold at the time adjusted rate of about $4.82 <br />per square foot. The subject land is part of the 10.2 acres <br />acquired in April, 1988 at the rate of $3.94 per square foot. <br />After allowing for the "rear lying" location and office type use <br />for the subject land, as well as recognizing the adverse soil <br />conditions and sloping topography features, the indicated value <br />on a current basis for the subject land is about $4.00 per square <br />foot. <br />The 10.2 acre part of Sale 4 sold in 1988 includes the .91 acres <br />of Oasis Pond area. The net developable land area, excluding <br />Oasis Pond, is about 9.29 acres.
