A total of 1,133,681 square feet gross leasable area comprised of regional mall: + 1,005,529 existing Rosedale Center + 254,000 new Dayton's store + 73,574 new leasable area from conversion of old Dayton's store; minus the following which will be demolished: 5,312 Dayton's Garden Center 4,992 Dayton's Tire Battery Automotive 189,118 existing Dayton's store and 6,222 associated parking spaces: + 5,869 spaces allowed under existing permits 356 existing spaces lost in construction + 670 new spaces in two parking decks + 39 new spaces expected for future parking Construction of the project, including all interior work, will be completed in the fall of 1992. B. Description of Roadway Improvements. Recent road and traffic signal improvements have been completed in this area by Ramsey County, including addition of a right -turn lane from the Fairview entrance to Rosedale up to County Road (CR) B-2 and along B-2 to the entrance to Rosedale, and installation of traffic signal controls at the two entrances to Rosedale on CR B-2. The existing entrance location of Fairview Avenue will be retained, expanded by one lane, and extended directly into the center to allow access to Dayton's upper deck parking on the west side as well as the existing Dayton's/Penney's parking lot. The exit on Fairview Avenue will be relocated approximately 170 feet north and the existing traffic signal will be relocated to the new exit location with Fairview Avenue. An additional right-hand turn will be developed allowing for two lanes to turn right from the westbound TH 36 ramp onto Fairview Avenue. That lane will be extended directly to the existing Rosedale entrance and into the Rosedale site. The issuance of this permit is based on the assumption that a number of roadway improvements will be completed by the Year 1990.
