Also attached is a memorandum from the Public Works Department: <br />discussing the site drainage on both the C-2 right of way and .:he <br />existing Rosedale Chevrolet site. The Public Works staff concludes <br />the following: <br />1. Regrading of the existing parking lot would probably be <br />necessary to insure proper drainage and continuity with the <br />new concrete curb and gutter. <br />2. The new paved surface within the vacation of the street can <br />be easily graded to accommodate concrete curb and gutter and <br />provide good site drainage. <br />3. It is necessary for the developer to extend a storm sewer <br />line through the new parking lot to the ditch along 35W. A <br />20 foot wide easement would be necessary for this storm sewer <br />line. <br />4. A 20 foot wide easement is required for the existing water <br />main which extends through the site. <br />city ordinances currently require concrete curbing on the perimeter <br />of all parking areas. The existing parking areas at Rosedale <br />Chevrolet do not meet this standard and thus, is non -conforming. <br />City ordinances also state that any non -conforming structure or use <br />may be continued but cannot be extended, expanded, intensified, or <br />changed unless to a conforming use.
