<br />(iii) The Equitable Common Area and the Welsh Common
<br />Area shall sometimes be hereinafter togetherAreferred to as
<br />the "Common Area."
<br />(i) Easement Over EW Driveway. Equitable hereby
<br />grants to Welsh a perpetual non-exclusive easement over and
<br />across the EW Driveway for pedestrian and vehicular access
<br />to and from the Welsh Parcel from and to the public streets
<br />and roads abutting the EW Driveway on the South, for use by
<br />and benefit of all present and future owners and occupiers
<br />of the Welsh Parcel and their respective representatives,
<br />tenants, subtenants, licensees, employees and invitees;
<br />(ii) Easement Over FgUitable Access. Welsh hereby
<br />grants to Equitable a perpetual non-exclusive easement over
<br />and across the Equitable Access for pedestrian and
<br />vehicular access to and from the Equitable Parcel from and
<br />to the public streets and roads abutting and adjacent to
<br />the Parcels for use by and benefit of all present and
<br />future owners and occupiers of the Equitable Parcel and
<br />their respective representatives, tenants, subtenants,
<br />licensees, employees and invitees.
<br />(iii) Easement For Utilities. Equitable hereby
<br />grants to Welsh a non-exclusive perpetual easement under
<br />the EW Driveway for the installation, operation, flog and
<br />passage, use, maintenance, repair, relocation and removal
<br />(hereinafter referred to as "Service") of sanitary sewers,
<br />storm drains, water and gas mains, electrical power lines,
<br />telephone lines and other utility lines to serve the Welsh
<br />Parcel. All of such utility lines or systems shall be
<br />underground, except as it may be necessary, during periods
<br />of repair, installation or temporary service, to have them
<br />temporarily above ground. Any Service of the utility lines

<br />futures, the Owner of a Parcel from changing at its own cost and
<br />expense the location, sizes or configuration of any building,

<br />however, that any change, modification, relocation or addition which
<br />affects, blocks or interferes with unrestricted use of, or alters,
<br />the EW Driveway or the Equitable Access shall require the prior
<br />written consent of the Owners of both Parcels.
