1. That Welsh Companies be relieved of condition #4 requiring <br />that American Street be vacated. <br />2. That condition #7 be amended to read as follows: <br />That final landscape plans and provisions for screening be <br />reviewed and approved by the City staff in consultation with <br />the affected neighbors. <br />That the fence be a solid wall constructed out of cedar <br />material. The fence should be designed by a structural <br />engineer. The material used on the fence should be 112 icy" <br />material (1-1/2" nominal) whir"i is screwed together. The <br />fence posts should be located 6 feet on center and be a <br />minimum of 6 inches thick and 6 inches wide. The fence <br />should be generally located on the north propeYty line except <br />that the location can be shifted to the south as allowed by <br />the Williams Pipeline Company in order to maintain trees and <br />shrubbery on the adjacent 7esidential properties. The fence <br />height should be established to maintain the sight lines as <br />presented to the Planning Commission on April 18, 1990 but in <br />no case shall the fence height be less than 10 feet. <br />3. That condition #10 limiting the hours that delivery, snow <br />removal, trash removal and street sweeping can occur to <br />between 7:00 a.m. and 9:00 p.m. remain in effect. <br />4. That condition #13 be amended to read as follows: <br />That the materials of the ramp be comparable with the <br />exterior materials of the main building which could include <br />pre -stressed exposed aggregate concrete panels but which <br />could not include metal panels. There should be a solid wall <br />on the north side of the parking ramp from grade to a height <br />of 6 feet above the floor, deck on the upper level of the <br />ramp. <br />
