908 West Sandhurst Drive <br />Roseville, Minnesota 55113 <br />October 28, 1988 <br />Mr. Dean Maschka <br />1695 Millwood Avenue <br />Roseville, Minnesota 55113 <br />Dear Mr. Maschka: <br />We are writing to you with regard to the planning commission's <br />consideration of "Dove Park", an area bounded by Sandhurst Drive, <br />Victoria and County Road B. We live at 908 West Sandhurst Drive, <br />which is immediately north of the proposed development. <br />The planned unit development_ proposed for that site, presently <br />includes four single-family dwellings on a private drive from County <br />Road B. We ask you to deny approval of the request for the following <br />reasons: <br />1, The development requires significant variances from city <br />standards. The four dwellings proposed will occupy about 1.2 <br />acres, of which approximately 25% is the private drive. That <br />is far below the minimum square foot requirement in Roseville <br />and results in almost no yard per dwelling. <br />2. The dwellings proposed are without enough area for a yard and <br />do not resemble anything else in the neighborhood. <br />3. Since the development does not fit the neighborhood, the value <br />of surrounding property will be reduced. <br />4. The private drive, initially servicing four dwellings, can <br />only barely meet public safety requirements and will require <br />overflow parking on County Road B. County Road B is a busy <br />through -street with no provision for parked cars. Parked cars <br />will interfere with both the 35 mph traffic on the street, as <br />well as cars going in and out of existing driveways. <br />5. Most important of all, the private drive access to County B <br />will be approximately 250 feet west of the Victoria Street <br />crossing. Another drive so close to that corner will add more <br />turning and entering traffic to a high-speed intersection that <br />has visibility barriers to crossing traffic. <br />
