Aq <br />meeting of the Planning Commission. The proposal had been tabled <br />from the September meeting since the applicant was not present. <br />2. Attached is a letter from Mr. Ward outlining his proposal which is to <br />divide a parcel consisting of three lots platted with the original . plat <br />into two parcels. Attached is a drawing indicating the location of <br />these three lots which were combined in the past for tax purposes. <br />Lots 14 and 15 will remain as the site for the existing home and, Lot <br />16 is proposed to be separated so as to provide a buildable lot for a <br />new single-family residence. <br />3. The corner lot (proposed to be divided) is 75.1 feet in width with a <br />depth of 133.29 feet, which equals 10,010 square feet. The lot width <br />is consistent with the existing lots to the east and the west, each of <br />which is occupied by a single-family home. <br />4. Ideally the corner lot should be 100 square feet in width with a lot <br />area of 12,500 square feet. The minimum lot area for an interior lot. <br />is 11,000 square feet with 85 feet of frontage. <br />5. However, City policy has been to approve the development of lots that <br />are less than the required minimum if they are generally in scale with <br />the existing lots in the area. Obviously, the lot here is similar to <br />those in the immediate area which were platted as a part of this <br />original plat called Bertlee Home Sites. <br />6. We do not have a drawing showing the exact location of the home that <br />occupies the two lots to the north which are a part of this parcel <br />under consideration. However, if it would be possible to make the lot <br />slightly larger, this would appear to be helpful. Thus, the Commission <br />may wish to review this possibility with the applicant. Though this <br />neighborhood is in a 5 foot setback area (being platted before 1959), <br />the required setback for a new house to be built on the proposed lot <br />would be 10 feet from the side lot line and 30 feet from the public <br />right-of-way. <br />
