PLANNING REPORT <br />DATE: 7 September 1988 <br />CASE NUMBER: 1883 <br />APPLICANT: Marion C. Hansen <br />LOCATION: Between Victoria and <br />Lakeview Avenue, Between <br />Woodhill Drive and Orchard <br />Lane (see sketch) <br />ACTION REQUESTED: Division of Lot <br />PLANNING CONSIDERATIONS: <br />1. This property is a 100 foot wide; lot that extends east of Lakeview <br />Avenue to the shore of Lake Owasso. Recently the applicants propose <br />to divide the shore lot (between Victoria and* Lake Owasso) so as to <br />create a buildable lot. The City has determined, -however, that this <br />property was not a buildable lot and the division was turned down. <br />2. Recently the applicant met with the City Attorney, their attorney, and <br />members of City Staff to review the buildable lot question. At that <br />time it was carefully explained what the nature of the problem was in <br />terms of the depth of the lot and the impact of the depth of lots in <br />this area in respect to other buildable lots. For instance, the southerly <br />two lots proposed by George Reiling on the property to the north were <br />also determined to be unbuildable. <br />3. The Hansens now propose not to develop or sell the shoreline lot as a <br />separate parcel, but to divide the remainder of the lot to the east <br />(between Lakeview and Victoria) into two parcels. Thus, they will be <br />able to sell the easterly portion of this divided lot as a building site <br />with the shoreline property providing access to the lake. This then is <br />the current proposal. <br />4. You will notice from the drawings submitted by the applicant (by <br />Georgi-Schmidt and Associates, Inc., that they propose to leave a 360 <br />foot deep lot to the west (occupied by the existing Hansen home) and <br />to create a new lot varying from 192 feet to 227 feet in depth <br />(east -west) to the east fronting on Victoria Street. You will notice <br />that 10 feet of right-of-way is dedicated on either side of the existing <br />66 foot dedicated right-of-way for Victoria Street. <br />5. It wculd appear that this proposal satisfies the zoning requirements. <br />
