Michels <br />North of County Road B-2, <br />east of Dale Street (see <br />sketch) <br />Division of Platted Lot <br />1. This property is one of those that was involved , in the question of the <br />potential for the development of a cul-de-sac to be constructed east <br />from Dale Street on the alignment with Sextant Avenue. The <br />cul-de-sac would have provided access to a series of outlots that have <br />already been platted north of the proposed Sextant Street cul-de-sac <br />alignment. This plat is known as Central Park View No. 2. You will <br />note that this plat and the property in question has a frontage of 115 <br />feet on County Road B-2 and extends a distance of 300 feet. <br />2. Mr. Michels proposes the division of this land so as to create another <br />outlot on the north half of this property. You will note that this has <br />already been done an the parcel Immediately to the west. Then, of <br />course, there are the five outlots that were platted do the north. <br />3. It would appear that at some point in the: future I he Sextant Avenue <br />development will occur and that the outlot in question in this <br />application and others that already exist can then be developed with the <br />appropriate street frontage. This division, if approved, should be under <br />the condition that an additional 10 feet be dedicated for County Road <br />B-2 since the existing right-of-way is 33 feet from the old section line, <br />whereas the county standard is 43 feet from the center of the street. <br />It is not necessary to provide for dedication of half of Sextant Street <br />from the outlot on the north half of the property at this time. The <br />necessary street right-of-way co+ild be dedicated at such time as that <br />platting Is proposed. <br />4. In summary, the application is for approval of the division of the lot <br />with the understanding that the north portion will be platted as an <br />outlot and will not be buildable until such time as a public street <br />access is provided. <br />
