This parcel of R-1 land has <br />170 feet of frontage on Fairview Avenue <br />and is platted as Lot 11 of <br />Hedlund Southview Addition. In addition <br />there is an 8-1/2 foot strip <br />of land that has been added to the north <br />portion of the property. <br />2. The proposed division would <br />result in two new 85 foot wide lots, <br />consistent with the adjoininy <br />lots both north and south of the subject <br />property on Fairview which are 85 feet wide. <br />3. Attached is aletter from <br />the applicant noting that a house that <br />previously occupied this property <br />has burned down and that the existing <br />small house on the land will be removed. Thus, it would appear <br />appropriate to consider approval of the lot split as proposed with the <br />condition that the existing st.uctures 'be removed. <br />
