Waldenberger, M.D. <br />LOCATION• Northwest Corner Autumn <br />Street and Lexington Avenue <br />(see sketch) <br />ACTION REQUESTED: Variance t^ Sign Setback <br />PLANNING CONSIDERATIONS: <br />Limited Business and is occupied by a smal <br />1. This property is zonedl <br />medical clinic. This Limited Business zone (B-1) allows a pylon sign <br />with 70 square feet in area and 25 feet in height to be setback 30 <br />feet from the public right-of-way. As a corner lot this property is <br />allowed to have two such signs. <br />2. Because the building is setback 30 feet from the right-of-way.. along <br />Lexington Avenue, there is no place to put a pylon sign between the <br />building and the street. However, they propose to build a ground sign <br />that would be 32 square feet in area and setback 15 feet from the <br />public right-of-way. <br />honored such requests where <br />3. The City has frequently the sign area is <br />reduced to one-half or less of the allowab:a pylon sign area and built <br />as a ground sign rather than on a typical pylon pole. <br />4. In this case the applicants propose to build a sign 15 feet back from <br />Lexington Avenue as indicated on a copy of their attached sketch. The <br />application does not state the. exact height of the sign indicated to be <br />built on a 6 inch by 6 inch pole. The dimensions are proposed to be 8 <br />feet by 4 feet. The drawings also do not indicate the exact height of <br />the sign. <br />5. It would appear that if the sign is built approximately 6 feet high and <br />enhanced with some low coniferous plantings at and near the base, the <br />purpose would be for identification of the clinic. <br />6. Conditions to approval may include: <br />a) The sign will be 32 square feet and not more than 6 feet high; <br />b) The sign will be enhanced with plantings subject to staff. <br />approval; and <br />c) There will be no other pylon or ground sign allowed in addition <br />to the sign approved in this variance request. <br />
