The property was bought by the partnership from <br />Casci Decorators, Inc. who at the time was owned by Eugene Casci and <br />Mark Casci (father and son), bath partners in G.E.M. Investments, <br />who purchased. same from Bob Ashbach in 1975. <br />The property has been rented by Casci Decorators, Inc. and <br />several other small business and individuals from which 'to operate <br />offices and store business equipment, etc. in buildings and yard. <br />Currently there are eleven tenants plus monthly yard storage. <br />The mini-storage/car wash facility was studied and pursued <br />for the following reasons: <br />• Need for better use and improvement of land still recognizing <br />the presence of the railroad. <br />• Requests from past, current and potential tenants. <br />• Consolidating of Casci Decorators and the desire for potential <br />retirement income from two of the partners. <br />• Partners involvement in decorating several similar facilities <br />in the past few years <br />The bus _ness plan is to operate three separate profit centers. <br />1. Self serve car wash (up front) <br />2. Mid range small business office facility with adjacent <br />warehouse space. <br />3. Mini -storage facility with adaptable inner partitioning to <br />adjust to market needs. <br />Research of existing facilities (car wash see attachment) Kangaroo, <br />Padlock, Midway and Minnekada Storage facilities has stimulated our <br />interest and convinced us of the need for this type of facility.' Car <br />wash equipment suppliers have been extremely helpful with design and <br />comparable sites. The mini -storage facility will be card entry and <br />under 24 hour security. Traffic generation for office and storage <br />will not exceed current use. <br />
