The Planning <br />Commission and Council recently considered <br />amendment to <br />the Ordinance providing for "mini -self <br />storage" use <br />in the Industrial District in the City of <br />'t f Roseville has no such <br />Roseville. As you. now, the Ci y o <br />use in the City as of this time. This use is now being <br />proposed on what was once a part of the old Ashback <br />Construction Company yard south of the tracks, south of <br />County Road C, at 1910 West County Road C. <br />2. The proposal is somewhat unusual in that it combines three <br />land uses in a rather unique way. The architect, Finn <br />Daniels Architecture/Design, proposes a brick face <br />structure on approximately the front half of the site to <br />accommodate the car wash facilities and an office <br />structure. The square footage devoted to each use is as <br />follows: <br />office Use: 7,197.1 square feet <br />Car Wash: 1,860.27 square feet <br />Mini -Storage: 36,726.63 square feet <br />.84 acre <br />3. The architect has submitted a series of eleven reduced <br />drawings, copies of which are attached. The Engineering <br />Staff indicates concern with respect to fire protection, <br />the details of which will. be reported to the Planning <br />Commission and Council. at the meeting. <br />4. We have some concerns with respect to the use of materials <br />for the storage buildings. The notation "embossed block, <br />brick pattern" is noted on the drawings indicating the <br />exterior elevations of Buildings A through D. We are <br />
