Attached is a copy of our <br />July report regarding �his ust development <br />the August,Se tember, <br />proposal. This application has <br />the <br />been tabled to <br />receipt of <br />Planning Commission pending P <br />and October meetings of <br />more detailed solutions to the <br />problem and a more specific <br />drainage p , I <br />delineation of the use of the exterior building materia s. <br />2. Attached are copies of the most recent correspondence received from <br />the applicant and his architect. A letter from the aof hiteck ct do tee <br />August 31, 1988 and a drawing indicating Percentage <br />applied on the exterior walls are included. We have strongly <br />recommended that the applicant and his consultants prepare drawings <br />that will clearly indicate the use <br />wh f these <br />practical.proposed materials and to <br />include samples of such materials <br />3. Also included is a memo dated September 1, 1988 prepared by Rick <br />Jopke relating to the proposed development and a memo offrom <br />he <br />o Kar! Keel <br />Keel <br />regarding the status of the drainage proposal. A copy proposed <br />drainage plan is also included with the attached materials. The unique <br />feature is that the proposed drainage ponds are immediately contiguous <br />to the structure. The staff has some concerns with respect to this <br />concept where water is purposely <br />�itted a nded ocion uous of oa building <br />the proposed <br />foundation. The applicants have ubmse <br />foundation that would occur at such locations. Mr. Keel can comment <br />regarding this development. We have encouraged the applicant to <br />discuss the drainage proposal and possible solutions with the engineering <br />staff since this may impact the configuration of the site plan ender <br />consideration. <br />4. The applicants have submitted small scale exterior elevations indicating <br />the building materials. However, these reductions are so small that <br />they are very difficult to understand. We have suggested to the <br />applicant that they present larger scale elevations at the Planning <br />Commission hearing so that Commissionthe fo and the Councilcan <br />structures. <br />understand the use of the exterior materials <br />
