2. <br />3. <br />4. <br />This property consists of 1.25 acres with 154.5 feet of frontage on <br />County Road B. This property, as well as the <br />contiguous three <br />properties to the east, are all extremely deep with <br />the dimension of <br />352.5 feet. Although the properties to the east have <br />some dry land in <br />the rear portion of their lots, the property in question <br />is occupied by a,' <br />substantial hole. <br />Attached is a copy of the City's aerial photographs <br />and topo of this <br />area. On this map we have indicated the property in <br />question and you <br />will note that the southerly portion is occupied by <br />the ponding `area. <br />There would seem to be no potential for effectively <br />utilizing. the rear <br />portion of this extremely deep lot as it exists, or as <br />it is proposed to <br />be divided. <br />The applicant proposes to divide the property into two <br />parcels, one of <br />which would have a frontage of 77.4 feet and the <br />remainder to the <br />east would have a frontage of 77.00 feet. The east <br />parcel is occupied <br />by an existing house. You will note from the <br />attachedsurvey <br />submitted by the applicant that the house will be placed <br />slightly over <br />10 feet from the proposed lot line dividing the two lots in question. <br />The existing garage will occupy the newly created lot <br />to the west. We <br />suggest that a condition be added requiring this garage' to be removed <br />prior to the acceptance of the final division of the land. <br />5. You will note from the attached maps indicating this area of the City <br />that there are lots in the area that are less than 77 feet. The lot <br />contiguous to the west, for instance, is 75 feet. In view of the terrain <br />in the rear portion of this land, it would appear appropriate to •divide <br />the land as proposed. <br />6. This portion of County Road B is designated on the County's <br />Thoroughfare Plan to require a right-of-way of 66 feet. Therefore, no <br />additional right-of-way is required as a part of this subdivision review. <br />
