Complete copies of any contracts, agreements, <br />or developmental proposals relating to the <br />development of the property during the period <br />of Seller's ownership thereof; <br />f. Copies of any covenants, easements, encumbran- <br />ces or other agreements, instruments or wri- <br />tings, recorded or unrecorded, pertaining to <br />or in any way affecting the property or its <br />operation, including, without limitation, any <br />developer's agreements or similar agreements <br />with any governmental body. <br />(2) Debris: <br />The Seller agrees to remove all personal property <br />not included herein and all debris from the premi- <br />ses prior to closing. <br />(3) Interim Maintenance: <br />The Seller covenants and agrees to maintain the <br />property, including the improvements thereon in the <br />same condition and repair as presently exists, all <br />at .its expense, until the date of closing. <br />(4) Conduct of Business: <br />The Seller covenants that, pending closing, no <br />contractor any other commitment affecting or <br />otherwise relating to the subject premises, and <br />extending beyond the date of closing, will be <br />entered into, without first obtaining Buyer's writ- <br />ten consent thereto. <br />C. General Warranty. <br />The Seller, warrants that no representation, warranty or <br />commitment in this Agreement, or any statement or cer- <br />tificate furnished or to be furnished to the Buyer pur- <br />suant hereto or in connection with the transaction <br />contemplated hereby contains. or will contain any mis- <br />statement of material fact, or omits or will omit to <br />state a material fact necessary to make the statements' <br />contained therein not misleading. <br />7. TITLE. <br />The Seller shall, within a reasonable time after execution of <br />this Agreement, furnish an Abstract of Title, or a Registered <br />Property Abstract certified to date to include proper searches <br />covering bankruptcies, and State and Federal judgments and <br />
