This approach, which is referred to as the Direct Sales <br />Comparison Approach, is employed whenever dependable sales data <br />are available for properties that: are truly competitive with -the <br />subject property. Your appraiser has :invest:igat;ed Lh.e terms and <br />conditions of the comparable sales transactions to try and <br />determine the at.tit:ude and aims of the: purchaser. Your <br />appraiser has tried to be objective in the: analysis of the <br />comparable sales transact.i.ons without. inferring moL-ivations. A <br />comparison has been made on the basis of the subject property <br />having a highest and best use as land for residential development. <br />similar to that: of the comparable properties. In establishing a <br />basis .for value, the major characteristics of the residential <br />sites that would be analyzed include: <br />I. Physical characteristics: size, shape, dimens:i.ons, <br />topography, drainage, bearing capacity and <br />permeability of the soil <br />2. Zoning and other public controls, use restrictions, <br />structural. resLric:t::ions, set back requirements-, <br />height: limitations, ect. <br />3. Title limitations, liens, easements, special <br />assessments and covenants <br />�l. Access (locat:i.on): transit, highway, visual access, <br />fire and police protection, availability, capacities <br />and casts. <br />5. Availability: price, -f:i.na,ec:ing terms. <br />Most of the factors about: which precise and specific <br />factual information can be obtained. Sonic: r.•equ:ire a.nalysi.. <br />beyond this.
