4
L
1%:
ssiy
,
April 7, 1985
2666 No She don St.
Roseville MN, 55113
i-:ity of Roseville
2660 Civic ;:enter Drive
Roseville MN, 55113
Attn: Rick Jopke
M
Dear Mr. Jopke:
Enclosed is ,..a sketch of the site plan for Lot 12, Block
1 of Rose Park Flat (2666 No. Sheldon St.). The side lot
lines for this lot are not parallel, but radiate from the
street Curve radius point. The structure setback from the
side lot line meets all code requirements. The structure is
oriented to be tangent with the street curve. The concrete
driveway extends to the street in line with the structure,
3.
thereby gradually becoming closer to the side lot line as it
approaches the street. Approximately 20 feet of the driveway
is closer than 5 feet to the side lot line.
The driveway has been in its present location for about
{
22 years. The adjacent lot is a parking lot for the
Roseville Covenant Church and there is no cob.jection from the
Church Bonard for the driveway to remain as is. To place the
new curb openings and driveway approach in such a manner that
would meet the 5 foot setback would require a ccnstly re-
building of the driveway. It would no longer line up with
the garage structure and therefore would appear mis-aligned.
Moving the driveway would also endanger a tree located near
the existing driveway.
S f
